Marine layer

Fog, dew and the humidity cycle in Corona del Mar

The overnight marine layer that makes Corona del Mar pleasant in August is hard on wood finishes. Boards get wet without rain, every night, for months. There is no downpour to rinse the salt off, just enough moisture to keep it active against the surface.

Because Ipe barely absorbs water, that moisture sits on top and evaporates in the morning sun, leaving behind concentrated salt and mineral deposits. Over a season those deposits abrade the finish like a very fine grit whenever anyone walks across the deck.

This is why we build a rinse step into every Corona del Mar maintenance plan. Plain fresh water, no soap, done before the deposits build up, measurably extends the life of an oil finish here.

Ipe Deck Refinishing Corona del Mar

The premier Ipe refinishing crew in Corona del Mar, Orange County.

Corona del Mar’s bluffside estates and beach cottages enjoy some of the best ocean views in Orange County, but that proximity to the water comes at a cost for outdoor wood. Salt-laden air drifts up from the surf line and settles into exposed Ipe decking, accelerating graying and drying out the wood’s natural oils far faster than in inland communities. My Teak Pro’s restoration process is built specifically to counter that coastal corrosion and bring back a deep, even tone.

Many Corona del Mar properties sit directly on bluffs above China Cove and Little Corona, where wind-driven salt mist reaches decks even on homes set back from the immediate shoreline, making regular maintenance more urgent than homeowners often expect.

Comparisons

Ipe next to the other hardwoods we restore

Species behave differently under the same sun, and the method changes accordingly.

Ipe

Dense, tight-grained, takes finish sparingly. Prep-led work with careful grit sequencing.

Teak

Naturally oily and forgiving. Silvers gracefully and comes back with less effort than any other species.

Cumaru and garapa

Similar density to Ipe with more colour variation. Same method, more attention to blending tone.

Mahogany and sapele

Richer colour, less durable outdoors. These genuinely want a film-forming protective finish.

Cedar and redwood

Soft and easily over-sanded. Gentle abrasion only, and a very different product spec.

Method

Preparation is ninety percent of an Ipe finish.

Read the deck

Ipe is dense enough that finish failure is almost always a preparation story. We find out what was on it before and why it let go.

Remove the biology

Mildew, algae and the black spotting under planters are living, not cosmetic. They get treated before any abrasive touches the wood.

Open the grain

Ipe’s tight pores close up under weathering. Correct grit sequencing opens them just enough to accept oil without leaving scratch marks.

Balance the tone

Brightener resets the pH and pulls the iron staining out from around screws so the whole deck reads one color, not a patchwork.

Feed the wood

Penetrating oil chosen for your exposure, applied in thin coats. Ipe takes far less product than pine — over-applying is the classic mistake.

Document the finish

We record the exact product and grit sequence used, so the next maintenance coat matches rather than fights what is already there.

Local Ipe Deck Care

Protecting Ipe Decks from Corona del Mar's Salt Air

We recommend rinsing salt residue off exposed decking with fresh water every couple of weeks, especially after windy storm systems push extra sea spray onto bluff-facing homes.
Because salt exposure breaks down protective oils faster than in inland areas, Corona del Mar decks generally benefit from re-oiling on a shorter cycle than similar decks even a few miles inland in Irvine or Costa Mesa.
Pay close attention to fasteners and hidden hardware on bluff decks, since salt air corrodes metal components that can eventually stain the surrounding Ipe if left unchecked.

Standards

The things we will not cut corners on.

No pressure washing

It is fast and it permanently roughs Ipe. We clean chemically and abrade mechanically instead.

Grit sequence, every time

Skipping a grade saves an hour and shows up as scratch shadow the first time the sun hits it low.

Moisture tested before oiling

Oil on damp Ipe goes cloudy and fails early. We test rather than guess.

Excess oil wiped back

Anything the wood will not absorb gets removed the same day, so you never get a tacky surface.

Site protection first

Stone, glass, planting and pool water get masked before a tool comes out of the van.

Written aftercare

You leave the job knowing what to do at three months, twelve months and three years.

Frequently Asked Questions

Ipe deck refinishing in Corona del Mar.

Does living near the bluffs make my Ipe deck age faster than other Orange County homes?
Yes, salt air exposure at bluff elevations accelerates oil breakdown and graying well beyond what inland Ipe decks experience.
How often should I rinse my deck given the ocean proximity?
A fresh-water rinse every couple of weeks helps remove salt residue, particularly after windy or stormy stretches along the coast.
Can you restore Ipe stairs on steep bluff lots?
We regularly work on staircases descending toward the shoreline, adjusting our approach for slope and salt exposure.
Will my rooftop deck need more frequent care than a ground-level patio?
Generally yes, since rooftop decks face both direct sun and salt spray with less surrounding shade or windbreak.
Will sanding shorten the life of my deck?
No. A refinish removes a fraction of a millimetre from boards typically 19 to 21mm thick, and Ipe tolerates many more cycles than it will ever see. Leaving it bare to erode is what actually costs you thickness.
Do you use pressure washing?
Never on Ipe. Pressure carves out the softer early wood and leaves a corrugated surface that sanding then has to chase. We use dedicated hardwood cleaners with dwell time instead.
Do you handle HOA and commercial decks?
Regularly. Restaurants, hotels, and HOA common areas get phased scheduling so sections stay open, plus documented product specs for the property file.
What happens if it rains mid-project?
Sanding pauses and oiling is postponed until the moisture reading comes back down. Oil applied to damp Ipe goes cloudy and fails early, so we would rather add a day than rush the coat.
